Solid or engineered?

Both are real wood. The difference is how the board is built, and that changes cost, where you can install it, and how often you can refinish it.

Solid hardwood

  • One piece of wood, usually three-quarters of an inch thick.
  • Nailed or stapled to a wood subfloor. Not for below-grade rooms.
  • Can be sanded and refinished several times over decades.
  • Moves with humidity, so it needs acclimation and expansion gaps.

Engineered hardwood

  • A wood veneer over a plywood or composite core.
  • Glued, nailed or floated. Works over concrete and in basements.
  • Refinishable according to the thickness of its wear layer.
  • More stable in humidity swings, often cheaper to install.

Is labor or material the bigger part of the bill?

On most jobs they are close to even. Materials usually run $4 to $16 per square foot depending on species, and labor typically adds $3 to $8 per square foot. Patterns like herringbone and difficult subfloors push labor up sharply.

Is engineered hardwood cheaper to install than solid?

What costs extra that people forget to budget for?

Removing and hauling away the old floor, repairing or leveling the subfloor, new baseboards or shoe molding, stair treads, moving furniture, and finishing on site if the boards are unfinished. A 10% contingency is sensible on any job where the subfloor has not been inspected.

How long does hardwood installation take?

A typical 500 sq ft room takes one to three days of installation once the boards have acclimated to your home, which is usually several days. Site-finished floors add sanding and multiple coats of finish, plus cure time before heavy furniture goes back.
