Seattle, WA · Higher-cost market
What to budget in Seattle
For a basic job in Seattle, red oak, solid, straight lay, prefinished, expect roughly $9–20 / sq ft for boards and installation. That is the higher-cost market adjustment applied to our national cost model; your installer’s measured quote is what counts.
| Room | Basic install |
|---|---|
| 250 sq ft (living room) | $2,150–4,920 |
| 500 sq ft (main floor) | $4,300–9,840 |
| 1,000 sq ft (large home) | $8,590–19,680 |
Red oak, solid, straight lay, 10% waste, material and labor only. Excludes removal, subfloor repair, finishing and trim.
Add removal of an old floor and minor subfloor prep and a 500 sq ft job lands nearer $5,510–13,090 ($11–26 / sq ft).
What affects the price in Seattle
- Moisture planning. Persistent humidity means checking subfloor moisture and allowing boards to acclimate fully before they are fastened.
- Basements and crawlspaces. Below-grade rooms generally need engineered flooring and a moisture barrier rather than solid wood.
- Older homes. Craftsman-era houses often hide uneven floors under later layers, so leveling is a common extra.

Before you hire
- Get at least three written quotes that list square footage, waste, product, subfloor work and removal separately.
- Ask whether the installer carries liability insurance and any licence your state or city requires.
- Confirm acclimation time and the schedule, and who moves furniture and cleans up.
